Independent legal review for foreign buyers
Buying property in Mexico?
Know exactly what you are signing.
Property due diligence and closing support for international buyers—before you sign a contract, transfer funds, or assume someone else has verified the legal risk.
Independent from the seller, broker, and developer. Scope and fees are confirmed before work begins.
Before you commit
A beautiful property can still carry legal risk.
Marketing materials, a reservation agreement, or a broker’s recommendation do not replace an independent legal investigation. The right review depends on whether you are buying a resale property, a pre-construction unit, land, or rights held through a bank trust.
Trust Bridge MX helps foreign buyers identify the documents, parties, obligations, and warning signs that should be understood before a binding commitment is made.
What we review
The transaction behind
the property.
The exact scope is tailored to the property and available documentation. A review may include the following areas.
Title and seller authority
Ownership records, chain of title, legal capacity, powers of attorney, and the seller’s authority to complete the transaction.
Liens and restrictions
Available registry information, mortgages, liens, trust interests, condominium restrictions, and other matters affecting the property.
Corporate review
Corporate existence, representatives, contractual authority, and relevant information concerning the developer or selling entity.
Your legal obligations
Price, payment instructions, delivery terms, default provisions, cancellation rights, penalties, warranties, and dispute clauses.
Property documentation
Available permits, condominium documents, construction or delivery information, and inconsistencies requiring clarification.
Trust or company structure
Assessment of whether the purchase should be completed through a fideicomiso or a Mexican company, including company formation when appropriate, followed by notarial and closing coordination.
What you receive
Clear findings.
Practical next steps.
The objective is not to overwhelm you with documents. It is to explain what matters, what remains unresolved, and what should happen before you proceed.
Your review may include
- A defined document request list
- Review of the available legal documentation
- Identification of material risks and inconsistencies
- Questions or conditions to raise with the other party
- A written or documented summary according to the agreed scope
- Closing and negotiation support when separately engaged
Our process
Three clear stages.
Tell us about the property
We identify the transaction, location, seller or developer, documents already received, payments made, and your intended timeline.
Review the legal position
We examine the agreed documents and available records, identify missing information, and raise the questions that must be answered.
Move forward with clarity
We explain the findings, proposed safeguards, and next steps so you can decide whether and how to proceed.
Protect your position early
A due diligence review may take days.
Recovering a failed investment may take years.
Timing depends on the property, scope, document availability, and response from third parties. No review can eliminate every risk, but informed decisions are materially stronger than assumptions.
Frequently asked questions
Start with the right questions.
When should I request due diligence?
Ideally before signing a binding agreement or transferring substantial funds. If you have already signed or paid, an independent review can still help identify your legal position and available next steps.
Does a notary replace my own legal counsel?
The notary performs a distinct public function in the formalization of the transaction. Independent counsel advises you regarding your interests, contractual exposure, negotiation position, and the broader risks of the deal.
Can you assist with a fideicomiso or Mexican company?
Yes. Depending on the transaction, we can assist with a fideicomiso or form a Mexican company to acquire the property, and coordinate the notarial and closing process.
Do you work outside the Riviera Maya?
Yes. We support international clients in Tulum, Playa del Carmen, Cancún, Monterrey, Mexico City, Los Cabos, Puerto Vallarta, and other locations through coordinated local support where necessary.
Request a legal review
Before you sign or send funds, let us understand the transaction.
Send us the property location, seller or developer, current stage of the purchase, and any documents you have received. We will confirm the proposed scope, timing, and professional fees.
